One of the Lowest Investment Thresholds Globally

Here's the thing most people don't realize: getting residency in another country usually costs hundreds of thousands of dollars and still only gives you a temporary visa.
Brazil is the outlier — the lowest cost of entry for permanent status in any major economy.

Two Paths to Qualify

You can qualify for Brazil’s Real Estate Investor Visa through one of two structured purchases:
Buying completed, existing construction — the choice of 88% of 2025 buyers
Funding qualifying new construction — 12% of 2025 buyers
Either way, the property must be urban real estate meeting RN 36/2018 requirements, with funds transferred from abroad and the purchase fully documented.

What Your Purchase Must Satisfy

Your application must document the following:
R$1 million in urban property — R$700,000 in the North or Northeast
A registered public deed and clean title
Funds transferred from abroad and registered with the Central Bank
For new construction: a qualifying, approved development
In 2025, 88% of approved buyers chose completed, income-ready assets.

Full-Time Physical Presence
Is Not Required

Physical presence in Brazil of at least 15 days every 2 years to maintain permanent residency status
After the initial period, your authorization converts to permanent residency — keep the qualifying property throughout
